No physical inspection is performed. Desktop appraisals are limited in scope and are performed
using only online information (we use Realist, Realquest and The Multiple Listing Services). Also,
desktop appraisals must be done by a licensed or certified real estate appraiser. The appraiser
uses data from public records and private resources and compares homes to recent sales of
other homes similar to the one he is appraising. All information gather from our resources is
assumed to be correct unless otherwise stated. Desktop appraisals are typically used for some
Bankruptcies, probates and personal reasons etc. (we recommend consulting with your
attorney/accountant or the intended user of the appraisal).
